Where to build in McCall

The Whitetail Club and Kings Pines areas offer private resort living as well as spectacular lake view properties from the hills above Whitetail Golf Course. If you like all of the amenities of a first class private resort including golf, tennis, a Fish and Swim club, extensive fitness facilities as well as access to fine dining and lake front pampering at the historic Shore Lodge then Whitetail is for you. Kings Pines offers the same million dollar views of the lake and the McCall area in a more casual neighborhood setting. A number of residents combine the two and have the best of both worlds as a Kings Pines property owner and member of the Whitetail Club. Custom home values in this area range from $700K to $2M.

Around Payette Lake

Homes on or around Payette Lake are what originally brought the resort town and second home market to McCall. The Payette Lake area is generally broken into three areas: 1) the western side/Warren Wagon Road neighborhoods, 2) Eastside Drive and Pilgrims Cove, and 3) the southern areas of Lakeside Drive, Downtown, Mill Park Village, and Davis Street. Lake front property values have fluctuated with the ups and downs of the US economy but on average have held their own and grown significantly. There are a finite number of lakeside properties and a high demand from local, regional and out-of-state residents. There is a new market recently where previously leased land and homes are becoming available as deeded property through the Idaho State land auction process. Also there is a growing trend where buyers will acquire older homes and cabins and “tear down” the improvements and rebuild as new efficient construction. There are also numerous 2nd, 3rd, and 4th tier homes and lots that can be found. These properties can be purchased for as low as $100K and the lake front properties range from $500K to $3M plus.

The West Mountain area is along the Payette River from close to McCall heading south all the way to Cascade Lake and Tamarack Ski & Summer Resort. Subdivisions here include Rivers CrossingWhitecloudBlackhawk on the RiverBlackhawk Lake Estates, and the Tamarack Resort. There is a lot of elbow room in these areas and unlimited access to hiking, biking, fly and lake fishing, snowmobile and off road vehicle trails. And, of course, Tamarack Resort offers ski in-ski out and golf course properties. A number of the subdivisions in these areas offer club houses, pools, and other extensive homeowner amenities. Another very popular area to look at is on and around the McCall Municipal Golf Course. Highlighted subdivisions of this include Spring Mountain Ranch and Aspen Ridge. Spring Mountain Ranch enjoys close proximity to the golf course and amenities of the Ranch House with outdoor pool & spa, tennis courts and fitness center. There are three phases of Aspen Ridge that move up into the hills and sport outstanding views of Brundage Mountain across Payette Lake. Both areas are very convenient to town, Ponderosa Park and the golf course. Looking southeast from downtown McCall you will see the pristine Jug Mountain range given its name for its similar look of a jug on its side. There are numerous acreage properties out this way as well as the Jug Mountain Ranch and Pearson’s Corner subdivisions. Jug Mountain Ranch is nestled at the foot of Jug Mountain and has an award winning 18-hole golf course, numerous ponds and small lakes, and excellent view lots throughout. Pearson’s Corner is a new development with cost effective ready to build lots with spectacular views east to Jug Mountain and west to West Mountain.
